1. Paint
The importance of wall colours is often overlooked by homeowners, which is ironic since homeowners usually spend a lot of money on other areas, but not on walls. Include this item in your investment portfolio to achieve the desired ambience and watch the returns grow!

Make it work:
* Paints can be divided into two main types: water and oil-based. Water-based is the preferred choice for its fast drying properties, while oil-based paints take up to 24 hours to dry.

* The level of sheen for paints refers to how shiny they are. They can be divided into four grades (from least shiny to shiniest): flat, satin, semi-gloss and gloss.

* Investing in quality paints is not only important to ensure your house looks beautiful, but important for your health and the environment as well. High quality paints contain no VOC (volatile organic component), are anti bacterial and fungal, and easy to clean. VOC in paints are hazardous to your health, and can contribute to various ailments such as asthma attacks, eye irritation and respiratory problems, nausea and dizziness.

* A one size fits all approach may be hassle free, but different sections of the house should be adorned with different colours depending on the usage and the mood that you want for the room.

* Rooms for relaxation such as the bedroom can benefit from cool colours that provide some much needed sensual relief. Meanwhile, warm colours appear to be advancing toward the human eye and are better suited for other areas such as the kitchen, study and living area.

2. Flooring
Whether it’s granite, marble, concrete, hardwood or composite, flooring can be both tricky and tedious to install. Since shopping for flooring will most likely be a once in a blue moon occurrence, consider using the right expertise and tools to ensure the one you select remains in its glorious form for years to come. Here are some common types of flooring:

Hardwood
Pros: Long lasting, low maintenance, value increases over time, heat insulator. Cons: Susceptible to scratches, humidity sensitive.
Laminate

Colours, patterns and finishes of flooring may be important but consider the practical usage first. For example, choose non-slip tiles for the kitchen and wood or parquet for bedrooms.
